Recovery from pandemic recession shows momentum

REMARKABLY FAST RECOVERY
 
Powered by consumers and fueled by government aid, the US economy is achieving a remarkably fast recovery from the recession that ripped through the nation last year on the heels of the coronavirus and cost tens of millions of Americans their jobs and businesses.
 
The economy grew last quarter at a vicious 6.4% annual rate, the government said Thursday expectations are that the current quarter will be even better than ever, people seeking unemployment aid last week reached its lowest points since the pandemic struck. More Americans signed contracts to buy homes in March reflecting a strong housing market as summer approaches.
 
With the widespread vaccinations and declining viral cases, the reopening of more businesses, a huge infusion of federal aid and healthy job gains should help sustain steady growth. For 2021 as a whole they expect the economy to expand around 7% which would mark the fastest calendar year growth since 1984.
 
RATES TO REMAIN LOW
 
Rates to remain low. The federal reserve is keeping its ultra low interest-rate policies in place a sign that it wants to see more evidence of the strengthening economic recovery before it would consider easing its support. Wednesday they expressed a brighter outlook saying the economy has improved along with the job market and though the policymakers noted that inflation has risen described the increase to temporary factors.
 
THREAT TO ECONOMY HAS DIMINISHED
 
The Fed also signaled belief that the pandemic threat to the economy has diminished. The only risks to the economic outlook remain because of the pandemic. The central bank left it’s benchmark rate near zero, where it has been since the pandemic erupted nearly a year ago, to help keep loan rates down and encourage borrowing and spending.

6 WAYS COVID-19 IS CHANGING REAL ESTATE

The Covid-19 pandemic has had profound effects on just about every aspect of Californians' lives - and those effects are unlikely to disappear even once vaccinations are widespread. No matter what happens with the pandemic this year, the way we practice real estate has shifted in response to the virus. 

1. "Home" Means More Now There's nothing like having to spend all your time at home to make you fully grasp the importance of your living space. C.A.R's monthly Consumer Housing Sentiment Survey showed the percentage of consumers who thought it was a good time to buy a home increased with the onset of the crisis. More first-time buyers have entered the market, too, reaching the highest share in 10 years according to C.A.R. data. 

2. Suburban Markets Are Booming The work-from-home trend is prompting city-dwellers to pack up shop and move to the suburbs, where homes are both bigger and less expensive. Urban flight has been gradually occurring over he past five years, but the pandemic has accelerated that trend. Overall, 43 percent of potential home buyers say the pandemic has made them more likely to look in rural towns and city suburbs.

3. Everybody's Going Virtual Now  Buyers are growing increasingly accustomed to the Facetime walk throughs and 3D tours, so much so that new listings without these features may give buyers pause. Virtual solutions show no sign of diminishing soon and many Realtors are likely to continue using them well after the pandemic ends. (We know we will!) 
 
4. Health Is At The Forefront Buyers and Sellers have placed increased importance on cleanliness and personal safety throughout the transaction. A focus which isn't likely to disappear anytime soon. Many homebuyers and sellers hope procedures such as making hand sanitizer and wipes available throughout the house and limiting the number of visitors in the house will remain in effect even after the pandemic. Buyers having access to a home office for better work-life balance, and extra room for a gym, a kitchen big enough to cook healthy meals are features becoming increasingly critical to buyers.

5. Second Homes Are In High Demand Home sales in vacation destination areas started accelerating in July 2020 and posted a 34 percent annual gain this past fall. Resort markets like Lake Tahoe, Lake Arrowhead, Mammoth Lakes and Palm Springs saw sales more than double during the second half of 2020 since last year. Many buyers are shopping for vacation homes, figuring hotels won't be safe for some time now. Funds that may have once been accollated to travel expenses can now be funneled directly into the down payment. 

6. The Housing Supply Is Even Tighter Sellers hesitant to list during the pandemic further accelerated California's inventory woes, bumping up home prices in the process. C.A.R.'s new chief economist says, "Inventory issues will persist in 2021. Sellers will eventually reemerge into the market once they recognize that homes are selling quickly and prices are rising. Historically low interest rates, continued population growth, lack of new home development and significant lack of inventory will continue to drive our current real estate market through at least 2021."

What are the new rules for 55+ homeowners to transfer their low property tax base to another home under Prop 19?
  • Older homeowners, those who are severely disabled, or victims of wildfires or natural disasters can move anywhere in the state without location restrictions.
  • Qualified homeowners can transfer their existing property tax base to another property regardless of the cost of the replacement home (with an adjustment upward to their tax basis if the replacement property is of greater value).
  • Homeowners can transfer the property tax base of their existing home to a replacement home up to three times.
  • The original property and the replacement property must be the principal residence of the homeowner.

TIPS ON FINDING A NEW HOME

 

BUYERS:
Buyers (and fellow Agents) ask us on a daily basis if we have any inventory coming up. Our advice to buyers:

1. Keep in touch with us about your home search! We will work to network with our peers and potential sellers to find something On or Off Market. We just secured a buyer a condo off market, after an arduous search experiencing multiple offers throughout much of the buyer's interested inventory.

2. Stay flexible in your search parameters. If you are considering nearby cities and alternative home attributes, let us know. The more we know, the better we can cast that net for options.

2. Make sure your loan preapproval letter and proof of funds are ready to go to accompany any offer. We will help you submit any offer quickly and advise on a personal letter to help your offer stand apart.
 
SELLERS:
Though inventory may increase in the spring selling season, there’s a conundrum. For every home listed, another home has to be bought. Until inventory outpaces demand, securing your next home might likely take a little longer than anticipated.
Still, the upsides of a speedy home sale outweigh the inconvenience of possibly being in-between homes: Less showing time, achieving your asking price (or more), and being able to consider offers to find the best buyer for your house. We can help you plan ahead by discussing some of these strategies before you list.

1. Consider a contingency clause which is a clause in your contract that essentially states that you won’t finalize your home's sale until you find a new home. Ordinarily, buyers find such clauses to be off-putting because it creates uncertainty in their own timelines. However, when demand is very strong like it is now, there may be a buyer out there who has a more flexible timeline for their move.

2. Consider a lease back clause which will allow you to lease back for a period of time from the Buyer.

3. Consider a bridge loan which allows you to purchase before selling. It's a short-term loan that can cover you in this instance. The downside is that these loans often have higher interest rates and quicker repayment periods. Speak to one of our lending partners and see if this makes sense for your situation.

4. Add rentals to your home search, as short or long term rentals are always coming available. It  may be a great option to move to a rental just until securing your next home. 

5. Hire an agent with connections. When it comes to securing a new home in a limited inventory market, sometimes, it comes down to having an agent who knows how to leverage their connections. As your real estate brokers, we're prepared to tap into our database of potential sellers in the areas that you're considering buying.
