WHY SELLING THIS FALL MAY BE THE RIGHT MOVE

1. Buyer demand is overwhelmingly present

ShowingTime, a leading real estate showing software and market stat service provider, just reported that buyer traffic jumped 60.7% compared to this time last year. That’s a huge increase.

It’s clear that buyers are ready, willing, and able to purchase – and they’re in the market right now. Take a look at the graph above to see how many more pending sales are happening compared to previous years. Now is the time to take advantage of this buyer activity if you plan to sell your house on the most favorable terms.

2. Inventory is low

In the latest Existing Home Sales Report, the National Association of Realtors (NAR) announced that there were only 1.49 million units available for sale. That number was down 18.6% from one year ago. This means in the majority of the country, there aren’t enough homes for sale to satisfy the number of buyers.

Due to the health crisis, many homeowners were reluctant to list their homes earlier this year. That may change as the economy continues it's recovery. The choices buyers have will increase going into the new year. Don’t wait until additional sellers come to market before you decide to make a move.

3. Loan rates are increasing affordability for all

Home loan rates have been creeping down and are now at historic lows with no signs of changing anytime soon. This trend is bringing affordable mortgage payments to more and more people, and are leading some to the conclusion that they can afford more "house" than they think. See the graph below for mortgage rates throughout 2020. (Starting the year at around 3.7%, now dipping below 2.9%)
 

Even if you aren't planning on buying a home in the near future, now could be a great time to at least look into refinancing!

SELLING A HOME IN 2020

 

If you’re selling in the fall, be sure to add these tips to your list of to-dos:

1. Boost Curb Appeal

A home buyer’s first impression of your home is the outside of your home. It’s crucial that you do your best to maintain the exterior the entire time it’s on the market. In the springtime, everyone is excited to get outside and clean up the house but by summer or fall your house could fall behind. Here are a few tips to get your home looking up to par:

• Remove weeds coming up from cracks in the driveway, walkways and in the gardens
• Trim back any overgrown bushes or brush and remove any dead branches or unsightly growth
• Keep up with raking as the leaves start to fall
• Make sure all the bulbs are working on exterior lights and turn them on at dusk because prospective buyers may drive by and this will ensure that your home looks welcoming at all hours.

2. Make it Move-in Ready

Home buyers don’t want to take care of various home improvements around the house. Go through and make the improvements that will make your home move-in ready. These improvements could include:

• New carpeting if the existing floors are damaged and very old
• Fresh neutral-colored paint job to cover stains, marks on walls, or bright uncommon colors
• Replace damaged screens or faucets
• Repair any scratches on cabinets or floors
• Replace any broken windows or doors
• Clear your gutters and roof
• Keep décor neutral
• Minimize how personal your décor is; remove most (not all) of the family photos and kid’s artwork to depersonalize the home
• Organize the basement and garage so buyers don’t feel overwhelmed by the prospect of moving

3. Make it Cozy

As the cooler weather rolls in throughout the fall, home buyers naturally want to purchase a home that feels cozy. Add warming candles, pleasing aromas or fall baked goods. Also, ensure that your home is a comfortable temperature inside. We often see homeowners changing the thermostat to save money but you want to make sure when your potential home buyer leaves, that they remember a welcoming, comfortable home that they want to go back to.

THE TOP REASONS PEOPLE ARE MOVING THIS YEAR

Today, Americans are moving for a variety of different reasons. The current health crisis has truly re-shaped our lifestyles and our needs. Spending extra time where we currently live is enabling many families to re-evaluate what homeownership means and what they find most important in a home.

According to Zillow:

“In 2020, homes went from the place people returned to after work, school, hitting the gym or vacationing, to the place where families do all of the above. For those who now spend the majority of their hours at home, there’s a growing wish list of what they’d change about their homes, if possible.” 

With a new perspective on homeownership, here are some of the top reasons people are reconsidering where they live and making moves this year.

1. Working from Home

Remote work is the new norm and it’s continuing on longer than most initially expected. Many in the workforce today are discovering they don’t need to live close to the office anymore, and they can get more for their money if they move a little further outside the city limits. Lawrence Yun, Chief Economist for the National Association of Realtors (NAR) notes:

“With the sizable shift in remote work, current homeowners are looking for larger homes and this will lead to a secondary level of demand even into 2021.”

If you’ve tried to convert your guest room or your dining room into a home office with minimal success, it may be time to find a larger home. The reality is, your current house may not be optimally designed for this kind of space, making remote work and continued productivity very challenging.

2. Virtual Schooling

With school about to restart this fall, many districts are beginning the new academic year online. Education Week is tracking the reopening plans of schools across the country, and as of August 21, 21 of the 25 largest districts are choosing remote learning as their instructional model, affecting over 4.4 million students.

With a need for a dedicated learning space, it may be time to find a larger home to provide your children with the same kind of quiet room to focus on their schoolwork, just like you likely need for your office work.

3. A Home Gym

Staying healthy and active is a top priority for many Americans. With various levels of concern around the safety of returning to health clubs across the country, dreams of space for a home gym are growing stronger. The Home Builders Association of Greater New Orleans explains:

“For many in quarantine, a significant decrease in activity is more than a vanity issue – it’s a mental health issue.”

Having room to maintain a healthy lifestyle at home – mentally and physically – may prompt you to consider a new place to live that includes space for at-home workouts.

4. Outdoor Space

Especially for those living in an apartment or a small townhouse, this is a new priority for many as well. Zillow also notes the benefits of being able to use yard space throughout the year:

“People want more space in their next home, and one way to get it is by turning part of the backyard into a functional room, ‘an outdoor space for play as well as entertaining or cooking.’”

You may, however, not have the extra square footage today to have these designated areas – indoor or out.

Moving May Be Your Best Option

If you’re clamoring for extra space to accommodate your family’s changing needs, making a move may be your best bet, especially while you can take advantage of today's low mortgage rates. According to Black Knight:

“Buying power for those shopping for a home is up 10% year over year, with home buyers able to afford nearly $32,000 more home than they could have 1 year ago while keeping their monthly payment the same.”

It’s a great time to get more home for your money, just when you need the extra space.
